Unlike previous years, and other areas tracked, Ann Arbor has actually experienced a decrease in listing inventory from last month. Typically, inventory begins to rise between January and February, with the peak around May. Last year, inventory rose 17% between January and February. Could the frigid temps and non-stop snow be delaying sellers listing their homes? We will continue to track this trend and report back! As a whole, Ann Arbor remains in a seller’s market with a 3 month supply of listings with only the $880,000 and above price points in a buyer’s market.

Buyer demand remains high and is helping to drive home prices upward. If more homes don’t come to the market to satisfy the need for buyers, this trend will continue.
