Ann Arbor Condo Market Update – September 2011

Ann Arbor Condo Inventory at Lowest Point of the Year

September was the beginning of the fall real estate market and we are seeing things level out for Ann Arbor condos. Inventory dropped even more and is now at its lowest point for the entire year. There are currently 243 units listed for sale, which is down 11% when compared to the end of August. We saw a high of 341 condos listed for sale at the end of April, which is a reduction of 29% when compared to the end of September. The number of condos that are under contract with a buyer decreased only slightly and sales for the past 12 months increased slightly. We continue to be in a balanced market with a 5.6 month supply of condos available. The overall Ann Arbor condo market has stabilized and we aren’t seeing any real big changes.

Ann Arbor Condo Real Estate Update – August 2011

Condo Inventory at Lowest Point of 2011

August was a big month for closings, as we see inventory for the overall Ann Arbor condo market at its lowest point for the entire year. There are currently 258 units listed for sale, which is down 13% when compared to the end of July. We saw a high of 341 condos listed for sale at the end of April, which is a reduction of 24% when compared to the end of August. The number of condos that are under contract with a buyer has decreased by 22%, as the condos that sold in the early to mid summer are closing. Sales for the past 12 months increased slightly, and for the first time since February 2011, we are in a balanced market with a 6 month supply of condos. These are all great signs that point to the Ann Arbor condo market stabilizing.
