Saline Real Estate Statistics for the Fourth Quarter of 2016

The Saline Real Estate market ended the year in basically the same way it ended 2015. According to the Ann Arbor Area Board of Realtors, the number of homes sold in Saline increased slightly from 357 in 2015 to 362 in 2016. The average sale price of these homes decreased just slightly from $366,998 to $366,265 with the average days on the market decreasing by 5 days overall. The number of new listings is following the same trend as all of Washtenaw County and decreased 4% with 477 homes listed. It is currently a seller’s market in Saline with an overall 3.6 month supply of homes listed for sale.

Saline Real Estate Market Statistics for the Third Quarter 2016
Saline home sales remain nearly unchanged from the end of the quarter last year with 279 homes sold YTD in 2015 and 278 homes sold YTD  in 2016. The average sale price has dipped, with it at $378,922 last year and $367,348 this year, however the average days on market has dropped from 60 to 52. Home inventory is less, as it is in all Washtenaw County areas, with 404 homes listed compared with 421 last year. Saline real estate is in a balanced market with a 5.2 month supply of homes listed for sale.

Saline Real Estate Market is Balanced

Saline Real Estate Market Report for June 2016 Second Quarter
Saline Real Estate is in a balanced market with a 6.6 month supply of homes for sale at the end of the 2nd quarter of 2016. When comparing year-to-date 2016 with the same time period in 2015, the number of new listings is up 9% (288 vs. 265) and the number of homes sold is down 4% (159 vs. 165). While less homes have sold so far this year, the average sale price is up 4%, $374,242 from $360,564. The average days on the market is also down, 52 vs. 59. For the first time in a while, we are starting to see an increase in inventory, which is great news for home buyers.

It’s good news for sellers of Saline Real Estate. 2015 ended in a seller’s market with a 4.1 month supply of homes listed for sale. This is due to extremely low inventory of available homes and higher sales for the year. At the end of 2014 there were 146 Saline homes for sale, compared with 143 this year, and about 302 homes sold, compared with about 415 this year. Home sales were up approximately 37% with virtually the same amount of inventory.

It was a strong third quarter for Saline Real Estate in 2015. Home inventory and sales were both up from second quarter and from this time last year. The market has certainly rebounded and is in a balanced market with a 6.3 month supply of homes listed for sale. We will most likely begin to see a slow down in listings and sales as the holiday season approaches, which is typical for Saline. Most home sales happen during the second and third quarters, but they don’t stop completely.
