Less Inventory and More Sales for Ann Arbor Homes
In the final month of 2019, Ann Arbor homes saw a considerable 33.3% decrease in the amount listings from 39 last December to 26 more recently. The average listing price rose, but only minimally from $452,492 to $462,794 now. Sellers were able to finish the year strong with 81 sold properties in December, a significant 41.2% increase from the 57 previously. As for the average sale price, it has stayed relatively stable at $433,953 versus $436,533 last December. Unfortunately for sellers, the average days on the market increased 24.4% to 56 days.
Overall the numbers rose for the year-to-date statistics. In 2018, a total of 1,458 homes were listed for sale, whereas this year 1,470 homes were added to the multiple listings service. The ALP increased by 3% from $487,432 to $501,886. 1,082 homes were sold this past year, and this is only a slight decline compared to the 1,096 before. Cumulatively, the ASP increased by 4.2%, from $438,492 to $457,930.
