The data from Q3 reveals a robust and fast-moving market. A total of 269 homes were sold, a strong indicator of healthy buyer demand. Homes moved quickly, with an average of just 24 days on the market. This swift pace underscores the importance of being prepared and working with a knowledgeable team to navigate the buying and selling process successfully. Let’s dive into the numbers and explore what they mean for you.

A Snapshot of the Ann Arbor Market in Q3 2025

This past quarter painted a clear picture of a competitive market where well-priced homes received significant attention. The average sale price for the quarter landed at an impressive $696,004, while the median sale price was a solid $557,000. These figures reflect the strong value and desirability of properties across Ann Arbor.

One of the most telling statistics is how quickly homes went under contract. According to the MLS, 67% of homes sold within the first 30 days, achieving an average of 100.85% of their original list price. This shows that buyers were willing to act decisively and often pay at or above asking price for the right property. Another 21% of homes sold between 31 and 60 days, securing 96% of their list price, while 7% sold between 61 and 90 days at 92% of the list price. These numbers highlight a market that heavily favors sellers with well-presented, strategically priced homes. Those that are not, sit longer on the market and sell under list price.

The luxury market also had a strong showing, with 31 homes selling for over $1,000,000, demonstrating continued confidence in Ann Arbor’s high-end real estate sector.
