Saline Home Sale Prices Up 7%
The Saline Real Estate market finishes off the third quarter in a slight seller’s market with a 4.7 month supply of homes available for sale. This is especially evident in the under $500,000 range with all price points in a seller’s market. This changes over $500,000 with a large amount of homes for sale in each category with a high month supply. Year-to-date, fewer homes have been listed and sold which is driving the average sale price up. At the end of September, 346 homes were listed, compared with 404 the same time last year. 257 homes have sold compared with 278 and the average Saline home sale price has increased 7%, going from $367,348 in 2016 to $394,763.

Saline Real Estate in Seller’s Market
The Saline Real Estate market ended the year in basically the same way it ended 2015. According to the Ann Arbor Area Board of Realtors, the number of homes sold in Saline increased slightly from 357 in 2015 to 362 in 2016. The average sale price of these homes decreased just slightly from $366,998 to $366,265 with the average days on the market decreasing by 5 days overall. The number of new listings is following the same trend as all of Washtenaw County and decreased 4% with 477 homes listed. It is currently a seller’s market in Saline with an overall 3.6 month supply of homes listed for sale.

Strong Sales at Year’s End for Dexter Real Estate
While inventory continues to shrink, as the year comes to an end, Dexter Real Estate sales remain high. When looking at homes sold for the past 12 months, December is tied with November at 338 sales. When compared with December 2012, home sales are up 19% and when compared with December 2011, sales are up 38%. The number of homes listed for sale has increased slightly, 16% over last December, which is a good indication of rising values, allowing homeowners that were previously upside down in their mortgages to sell. Higher sales and lowered inventory has helped keep Dexter in a seller’s market with a 4.5 months supply of homes listed for sale.

Ann Arbor Real Estate Stays Strong and Steady
As the summer market begins to wind down in August, with the last of the summer vacations and preparing for the new school year, Ann Arbor listing inventory and home sales slow a bit from last month. But when compared with this time last year, both inventory and sales are up slightly. The under $400,000 price range remains in a seller’s market with the overall market just shy of a balanced market with a 4.9 month supply of homes available.
Last fall, and through the winter months, we saw a steady decrease in inventory and a steady increase in sales. This left the market in need of homes for sale to keep up with buyer demand, which in turn helped values to rise. The Ann Arbor Real Estate Spring Market Has Sprung!
As the Ann Arbor Real Estate market heads into spring, we are seeing a much needed increase in inventory. The amount of homes listed for sale at the end of March was up 23%, when compared with the end of February, with the amount of homes under contract up 36%. The pace of homes selling continues to be strong and as a whole, Ann Arbor remains in a seller’s market with a 4.4 month supply of homes available for sale.
