As the year comes to a close, sales for the past 12 months remain at the highest level in more than 6 years with 1288 Ann Arbor homes sold. At the end of the December there were 329 homes listed for sale, down 42% from the high in May. This lack of inventory has kept Ann Arbor in a seller’s market with a 3.1 months supply of homes available. It has also helped drive prices upward, with fewer choices available, buyers are willing to pay more for a great home when it hits the market.

Now that home prices are rising, we expect a strong spring selling market. Although mortgage rates have climbed a bit, buyer sales have not slowed. With a continued decline in inventory, the overall Ann Arbor real estate market is currently in a seller’s market with a 3.9 month supply of homes listed for sale. All price ranges, except for over $1 million, are experiencing a seller’s or balanced market. This is typical for this time of year, as sellers wait for the spring market to list their homes, giving buyers less to choose from and creating more of a demand.

With interest rates staying historically low, buyer demand is very strong. Don’t wait until the spring market when inventory jumps to get your home listed for sale! The Ann Arbor Real Estate market is starting to level out after a very strong spring. Inventory, homes under contract, and sales are basically unchanged from last month (May). When compared with June 2012, inventory is down by 6% (which follows the latest trend of low inventory), while sales are up by 6%. We are still experiencing a balanced market with a 5.4 month supply of housing.

Home prices continue to climb in the Ann Arbor school district and homes in great condition are selling very quickly, in some cases within days of listing and for over list price. Inventory for Ann Arbor Real Estate increased by 8%, putting us in a balanced market for the first time since July of last year, with a 5.5 months supply of homes available. As sales continue to be very strong throughout the spring, home values are rising and many sellers are finding they are able to sell their homes when they previously could not. Compared with May 2012, sales are up by 10% showing there is still a strong buyer pool out there.  The under $500,000 market continues to be in a seller’s market, with the exception of the $300k-$400k range being balanced, as these homes are selling very quickly, especially if they are priced right and in great condition.

The Ann Arbor Real Estate market, as a whole, continues to be in a seller’s market with a 3.1 months supply of homes listed. Sales for the past 12 months are up a whopping 22%, compared with this time last year, and will only be halted by a county wide shortage of inventory, a.k.a. homes for sale. We are finally beginning to see a rise in inventory, up 9% when compared with last month, but is actually down 34% compared with this same time last year. As the spring market nears, we expect that number to continue to rise.
