Despite higher listing prices, selling prices remain stable
The second month of the new year isn’t experiencing any massive shifts for Ann Arbor homes so far. There was a 19.1% decline in the amount of new homes added to the market, from 131 to 106 recently. With a dip in inventory, the average listing price increased to $627,352 versus $583,118 the previous February. A total of 63 homes were sold this past month, which was only 1 more from before. There was also a minimal change in the average sale price compared to last year from $458,970 to $456,009. Luckily for sellers, the average days on the market decreased by 22% and is sitting at 46 days currently.
As for the year-to-date statistics, they followed a similar trend to the monthly numbers. 201 homes have been listed this year, an 8.2% decline from the 219 prior. The ALP for these properties increased 9.7% from $549,629 to $602,945. Sold inventory went in the opposite direction by increasing 4% to 129 homes versus 124 before. There was a slight rise in the ASP which was $436,397 earlier to $440,141 recently.

Vintage Valley Market Update – February 2021
Vintage Valley has gorgeous homes that are spacious with many upgrades. As well, this Canton neighborhood is set among green fields with natural areas for residents to enjoy. Currently, 1 home is listed for sale and so far this year, 2 have sold.

Homes Sold in 2021:

Last year at Vintage Valley, 5 homes sold with an average sale price of $492,500 and average price per square foot of $144.66. The 2 homes that have sold so far this year have an ASP of $607,500, up 23.1%, and an A$/SF of $175.72, up 21.5%. Fox Ridge Market Update – February 2021
Set in an absolutely picturesque location with Peach mountain and a multitude of parks and lakes nearby, Fox Ridge is a wonderful place to live. This Dexter neighborhood also has premium homes with environmentally friendly features. Currently, 1 home is listed for sale and so far this year, none have sold.

There hasn’t been any sales at Fox Ridge since 2019. Considering how desirable this neighborhood is and because there are only 48 properties, this is commonsensical. In comparing the current listing price of $599,900 to the average sale price of homes in 2019 of $611,500, this is a slight decrease. The listing price per square foot is $181.73, which is an 11.4% increase from the average price per square foot of $163.11 in 2019.
