Ann Arbor Real Estate Report – February 2020

Similar Amount of Inventory Compared to Last Year

The market listing and sales in Ann Arbor for February are quite similar to last February’s numbers. As for the amount of listings entered, 98 homes were added last month, only 2 more homes compared to last year. The average listing price has a more significant increase of 21.7%, from $517,018 to $629,105. A total of 52 homes were sold in February, and this is a 5.5% decline from the 55 homes previously. Unfortunately for sellers, the average amount of days on the market is 60 up from 55, a 9% difference.

Looking at the year-to-date statistics, they are on a similar trend to the monthly statistics. So far this year, 169 homes have been added to the multiple listings service, which is a 3.7% increase from the 163 homes entered at this time last year. The ALP has increased by 20.4% from $487,117 to $586,673. 105 homes have been sold thus far, which is a 10.5% increase in comparison to the 95 homes sold by February 2019 previously. Cumulatively, the ASP is $446,214 versus $427,803 prior, a 4.3% rise.

Ann Arbor Real Estate Report – September 2019

Decrease in New Inventory and Listing Prices

In the month of September, Ann Arbor homes saw a decline in the average listing price from $530,567 to $472,435, an 11% drop. Compared to last September when 137 homes were entered into the multiple listings service, there has been an considerable 25.5% decrease to having only 102 homes added. Luckily for sellers though, 22.1% more homes have been sold this past month. from 71 sold September 2018 to 88 most recently. The average sale price continued to stay consistent to the previous ASP, only a slight decline to $434,072. Unfortunately for sellers, the average amount of days on the market has greatly increased 65% to 43 days.

Looking ahead to year-to-date statistics, we only see slight variations in the numbers comparatively. There was only a slight decline in the amount of homes listed thus far, 1277 as of now. The average listing price decreased 4.4%, $489,791 versus $511,226. Similar to the previous listings inventory, there has also only been a slight decrease compared to last year’s numbers – with 851 homes being sold thus far. As for the ASP, there has been a 4.1% increase from $441,322 to $459,906.

Ann Arbor Real Estate Report – August 2019

The Market Remains Stable

Compared to previous statistics, this August has had pretty steady numbers for Ann Arbor homes. In the past month, 137 homes were entered into the multiple listings service and this is only a slight increase compared to August 2018. The average listing price is $477,584, which is also only a slight increase compared to last year. There wasn’t much disparity between the amount of homes listed and sold in August 2019, with 120 homes sold; this is only a 7.5% decline compared to last year’s amount. Selling prices also barely changed compared to the year prior, with the average selling price coming to $456,109. Unfortunately for sellers, the average days on the market has increased to 31 days versus 22 last August, a 40.9% increase.

For year-to-date statistics there also hasn’t been much variance compared to the 2018. There has been a slight increase in the amount of entered listings, from 1151 to 1176 homes so far. Cumulatively, the ALP is $516,2116 and this is a 6.3% increase compared to the ALP of $485,569 previously. 762 homes have been sold thus far versus the 782 that had been sold at this time last year, a minor difference. The ASP is $463,033 which is a 5% rise from the ASP of $441,085 in 2018 at this time.
